General Terms and Conditions

1 Rental object and key
(1) The Lessor rents to the Lessee accommodation specified in the confirmation (“rented property”). The rented property is a non-smoking property. Smoking is prohibited (smoke detector).
(2) The rented property is fully equipped and furnished.
(3) The tenant is entitled to use the following facilities during the rental period:
Washing machine, possibly dishwasher.
(4) The tenant receives 1 front door/apartment key for the duration of the rental period.
At the end of the rental period, the tenant shall hand over the rented property to the landlord cleared and broom-clean in a proper condition and hand over the keys to the landlord. Furthermore, the kitchen shall be left in the condition in which it was found.


2 Rental period, arrival and departure
Check in: Arrival takes place on the day of arrival after 16.00 hrs.
Check out: The departure takes place on the day of departure at 10.00 a.m. at the latest.


3 Rental price, deposit and method of payment
(1) The rental price corresponds to the price stated in the booking confirmation.
(2) The advance payment of 50% is to be paid within 3 days of the booking confirmation by Paypal or credit card. The balance is to be paid on the day of arrival.
(3) If the advance payment is not made on time, the landlord is entitled to cancel the booking without notice and to rent the rental property to someone else.
(4) The deposit (400€ for Villa San Romualdo – 100€ for Pineto Beach) is due in cash on arrival.


4 Cancellation and termination of stay
(1) If the tenant cancels the contract before the start of the tenancy, the following pro rata rents (excluding final cleaning) shall be paid as compensation:
– Cancellation up to 60 days before the start of the rental period: 50% of the rental price
– thereafter 100 % of the rent.
(2) If the tenant terminates the stay prematurely, he remains obliged to pay the full rental price.
(3) Cancellation or termination can only be made in writing. The date of receipt of the declaration by the lessor is decisive.
(4) In the event of a double booking via different portals (booking.com, airbnb, etc.), we reserve the right to cancel the booking/reservation free of charge.


5 Liability and obligations of the tenant
(1) The rented property including the furniture and other objects in it are to be treated with care. The Hirer shall urge the persons accompanying and/or visiting him/her to exercise care. The tenant is liable for culpable damage to the rented property, the furniture or other objects in the rented property by him or persons accompanying him, which will be settled proportionately with the deposit.
(2) Defects which arise on taking possession of the rented property and/or during the rental period must be reported to the lessor in writing without delay.
(3) The keeping of animals in the rented property is not permitted (exceptions by arrangement).
(4) House rules: The tenant undertakes to comply with the house rules.
(5) By booking the property, the tenant and all other persons accompanying them agree to enter the property and grounds at their own risk and peril. The landlord accepts no liability for personal injury, damage to property or financial loss. The duty of supervision for children in the pool lies with the parents. The landlord is not liable for any damage or accidents.


6 Written form, severability clause
(1) Amendments and supplements to these General Terms and Conditions must be made in writing. This also applies to the amendment of this written form clause.
(2) Should individual provisions of these General Terms and Conditions be invalid or unenforceable or become invalid or unenforceable after conclusion of the contract, this shall not affect the validity of the remainder of the contract. The invalid or unenforceable provision shall be replaced by a valid and enforceable provision whose effects come as close as possible to the economic objective pursued by the contracting parties with the invalid or unenforceable provision.
(3) These General Terms and Conditions shall be governed by the italian laws.
